The Barrie Home Inspector

The Barrie Home Inspector provides superior service and expert knowledge to guarantee your Peace of Mind when buying your next home.

A home inspection is an overall, non-invasive analysis of the condition of a home at the time of inspection. This includes the major systems of the house, such as the plumbing, roofing, exterior, structure, electrical, the interior, heating/cooling, insulation and ventilation. All of the mentioned components must work independently, while acting as a single system for a home to function properly.

The primary goal of a home inspector is to protect his clients interests by identifying and reporting the major deficiencies, unsafe or expensive problems that exist in the home. Once the inspection has been completed, the inspector communicates the findings through a written report. Whenever possible, the clients should accompany the inspector during the inspection. This way, the buyer can ask questions while the inspector educates the client along the way. I always recommend that my clients come with me because they will leave with a better overall understanding of the home.

Thermal Imaging and Home Inspections

Thermal Imaging and Home Inspections. Infrared Thermography or Infrared Thermal Imaging are examples of infrared imaging technology advancements. Thermal imaging cameras detect radiation in the infrared range of the electromagnetic spectrum and produce images of that radiation, called thermograms. The amount of radiation emitted by an object increases with temperature; therefore, thermography allows one to see variations in temperature.

When viewed through a thermal imaging camera, thermal anolomies such as moisture behind walls or under a roofing membrane, missing insulation or air infiltration, electrical anomalies and mechanical deficiencies in machinery are displayed on the thermal imaging camera screen. The thermal imaging camera is also used on energy audits to assess a homes heat loss when used in conjunction with blower door.

Infrared technology was developed primarily for military use. The cost of cameras was beyond the reach of the average individual and it has only been during the last 10 to 20 years that individuals have embraced this technology for small business. The size and cost of thermal imaging cameras has decreased to the point where many small businesses now use them on a daily basis.

Thermal weapon sights are now available using infrared technology. They are designed for long range or sniper configurations and have the ability to see through smoke, fog and darkness. The reduction is size of thermal imaging units continues to create more opportunities and uses for this unique technology.

A Cryogenically cooled thermal imaging camera is more expensive than the typical thermal imaging camera but can provide greater detail and has greater sensitivity. These cameras are not well suited for use in rugged environments.
